Kitchen Remodeler in Los Angeles, CA: Custom Kitchens Built for LA Homes

Remodeling a kitchen in Los Angeles isn't like remodeling one anywhere else. You might have a 1920s bungalow with plaster walls that aren't square, or a 1950s Valley ranch on a slab with galvanized pipes and a 100-amp panel. Your building could sit in a city with its own permit office, its own electrification rules, or an HOA that counts every decibel. Then there's earthquake anchoring, hard water and salt air to plan for. Prestige Kitchen Remodeling of Los Angeles has been handling all of it since 2005, and we deliver high-end design and careful craftsmanship that's built to suit how your house actually works.

Our team has spent two decades opening up walls across the basin. We've reworked enclosed Craftsman kitchens in Altadena, reimagined galley layouts in Burbank's postwar homes, and built high-CFM, wok-ready kitchens for multigenerational families in Alhambra. In Downey we've modernized original tile-counter kitchens without blowing the budget. Wherever you are, we're planning around what's typical for your neighborhood: the building stock, the permit office, and how people there like to cook.

What We Do

Kitchen Remodeling Services for Every LA Home and Budget

Some clients need a full gut renovation, and some just need new cabinet doors and a countertop. Either way, every project gets the same design attention and craftsmanship, along with planning that accounts for LA's codes, climate and housing stock. Here's how our services fit together.

★ Specialty

Complete Kitchen Remodeling & Renovation

We handle the full renovation, from demolition and layout changes to the finished kitchen. That includes modern, contemporary, traditional, farmhouse and luxury kitchens, kitchen restorations, upgrade packages, and combined kitchen and bath remodels, all managed by one team.

We start with a design-led plan, then do a pre-construction inspection for galvanized lines, wiring and termite damage. We handle permits with your specific building department, set up dust containment, and keep a sequenced trade schedule so you know what's happening each week.

Opening a wall between the kitchen and dining room in a Burbank ranch home usually means an engineered beam and city plan check. Restoring a Pasadena Craftsman kitchen means keeping the butler's pantry while bringing the wiring and plumbing up to modern code.

Best for: Homeowners with dated or failing kitchens who want new layouts or open plans, and anyone renovating for resale who wants one accountable team from design through final inspection.

Explore

Kitchen Design & Planning

We do full kitchen design and space planning, including cabinet design, interior decorating, and accessible kitchen design. You get layouts, elevations and material selections before construction starts.

We measure the room, ask how your household cooks, and map work zones. We plan appliance loads against your electrical panel and coordinate finishes for durability as well as looks.

In Alhambra that might mean a secondary wok kitchen. In Altadena it might mean planning an induction-ready rebuild, and in Glendale multigenerational storage. Accessible designs add knee-clearance sinks and lower counters for aging in place.

Best for: Anyone who wants a clear, buildable plan and accurate budget first, especially for small, out-of-square or multigenerational kitchens.

★ Specialty

Custom Kitchen Cabinet Construction & Installation

We build, design and install custom cabinets, including full kitchen cabinet remodeling. They're made to fit your exact space, including plaster walls and floors that aren't level.

We use plywood boxes, durable finishes and quality hardware, scribed to walls that aren't true. Every unit is anchored to studs with structural fasteners and fitted with positive-catch latches for seismic safety.

Custom cabinetry solves the out-of-square walls in 1920s Spanish Revival homes in Burbank and Alhambra. We choose coastal-grade hardware for Santa Monica and finishes that hold up to heat in the Valley.

Best for: Homeowners who want cabinetry that fits perfectly, lasts for decades and holds up to LA's climate and earthquakes.

Cabinet Refacing, Refinishing & Door Replacement

This is our budget-friendly way to update a kitchen. We reface, refinish or replace cabinet doors on sound existing boxes, often as part of a budget kitchen remodel or affordable renovation.

We check the boxes for moisture and termite damage, then apply new veneer, replace doors and drawer fronts, refinish the surfaces and upgrade hinges and slides.

It works well for Downey and Huntington Park ranch homes with solid original boxes, and for rental units where tenant-protection rules call for a short timeline.

Best for: Homeowners who like their layout but want a fresh look in days rather than weeks, at a fraction of replacement cost.

Explore

Countertop & Granite Worktop Installation, Repair & Replacement

We install, repair and replace kitchen countertops in granite, quartz, quartzite, marble and other worktop materials, including chip and seam repairs.

We template precisely, add reinforced supports for heavy slabs, choose edge details carefully, and seal porous stone against staining and hard-water marks.

In expansive-clay areas of the Valley and basin, we check the substructure so slab movement doesn't crack the stone. We also recommend low-maintenance surfaces for households that do a lot of high-heat cooking.

Best for: Replacing 1950s tile counters, worn laminate or damaged stone with durable, good-looking surfaces.

Explore

Small, Galley & Condo Kitchen Remodeling

We remodel small kitchens, galley kitchens and condo kitchens, as well as compact ADU and junior ADU kitchenettes.

We get more out of tight footprints with full-height storage, slim appliances, smart corner solutions and bright LED lighting. Our crews also handle HOA logistics, insurance certificates and work-hour limits.

West Hollywood and Santa Monica dingbat condos need sound-rated underlayment and coordinated plumbing riser shutoffs. Garage-conversion ADUs in the Valley need efficient, code-compliant kitchenettes.

Best for: Condo owners, galley kitchens in older apartments, and ADU builders who need a lot of function in a small space.

Explore

Kitchen Island Installation & Pantry Remodeling

We install new islands and remodel existing ones, and we design and organize pantries. That includes reinterpreting the original butler's pantries in Craftsman homes.

We check clearances and plan island plumbing and electrical. We build custom pantry storage with roll-outs, tall units anchored for seismic safety, and lighting.

Adding island plumbing to a slab-on-grade home in El Monte means cutting the slab, which we plan and price upfront. Raised-foundation homes in Pasadena make the routing much easier.

Best for: Families who need more prep space, seating or bulk storage, including multigenerational households.

Explore

Tile, Backsplash & Kitchen Flooring

We install and replace tile, install backsplashes, and fit, install and repair kitchen floors in tile, engineered wood, LVP and stone.

We prep the substrate properly, use crack-isolation membranes where needed, leave the right expansion gaps for wood, and use grease-resistant grouts behind ranges.

Before removing old vinyl or mastic in pre-1978 homes, we test for asbestos under SCAQMD Rule 1403. We also restore or reinterpret glazed tile in Spanish Revival homes in Alhambra and Montebello.

Best for: Kitchens with cracked tile, worn floors or dated backsplashes, and anyone who wants surfaces that are easy to clean.

Explore

Plumbing Fixtures, Water Fixture Repair & Fan Installation

We install plumbing fixtures, repair water fixtures, and install and repair ceiling and exhaust fans.

We fit faucets that meet California's 1.8 gpm limit, along with sinks, disposals, pot fillers and filtration. Fans and hoods get correct ducting and wiring.

We fix the scaled cartridges and aerators that LA's hard water causes, and we add ceiling fans that make inland Valley kitchens more comfortable in summer.

Best for: Leaky or scaled faucets, fixture upgrades, and better airflow, whether on their own or as part of a larger remodel.

Explore

Drywall, Interior Structural Repairs & Painting

We install and repair drywall, make interior structural repairs, paint interiors and exteriors, and assemble furniture to finish the job.

We sister or replace damaged framing, patch plaster and drywall, and paint with lead-safe RRP practices on pre-1978 homes.

We repair termite and leak damage discovered behind cabinets in Altadena and Glendale homes, and handle exterior painting after window or door changes.

Best for: Repairing hidden damage found during a remodel, and finishing every surface to a clean, consistent standard.

Explore

Outdoor Kitchen Remodeling

We design and build outdoor kitchens with grills, counters, sinks and storage for year-round entertaining in Southern California.

We use weather-resistant materials, stainless suited to the climate, and properly permitted gas, electrical and plumbing.

In coastal Santa Monica we use corrosion-resistant stainless. In Pasadena and Altadena we design with wildfire-zone considerations and noncombustible materials in mind.

Best for: Homeowners who want to cook and entertain outside in LA's long dry season.

Know The Signs

Common Kitchen Problems We Find in Los Angeles Homes

Most LA kitchen projects don't start because someone's bored with the color scheme. They start because something is failing, is unsafe, or no longer works for the household. These are the problems we see most often across the basin, along with why they happen here and the signs to look for.

Failing Galvanized Supply Lines and Cast-Iron Drains Emergency

Galvanized steel pipes rust from the inside, and old cast-iron drains crack and corrode. In pre-1970 homes these lines are often 60 or more years old. They can go from a slow drip to a burst behind the sink base with little warning.

Why it's common here

Huge numbers of LA homes were plumbed with galvanized steel between the 1920s and 1960s. That includes bungalows in Altadena and Glendale and postwar tracts in Downey, Huntington Park and El Monte. Hard imported water speeds up mineral buildup inside these pipes, which cuts flow and puts stress on the joints. In slab-on-grade Valley and Southeast LA homes, the lines run under concrete, so leaks stay hidden longer and cost more to reach. Kitchen remodels are the best chance to replace them, because the walls and cabinets are already open.

Signs you'll notice
  • Low water pressure at the kitchen faucet
  • Brown or rusty water after the tap sits unused
  • Water stains or warping in the sink base cabinet
  • Musty smell under the sink
  • Sudden spike in your water bill
  • Slow or gurgling kitchen drains
Local patterns

We see it most in 1940s–60s ranch homes in Downey, Cudahy, Temple City and Van Nuys, and in older raised-foundation bungalows in Altadena and Pasadena. Leaks often show up in winter, after the rainy season stresses foundations.

Our fix: First we shut off and stop the leak. Then we replace the galvanized lines with PEX or copper and the cast iron with ABS where needed, and rebuild the damaged cabinetry and subfloor as part of the remodel.

Hidden Water Rot and Termite-Damaged Framing Serious

This is structural damage to sill plates, subfloor and wall studs, usually around the sink and dishwasher. Years of slow leaks or termite activity cause it. Cabinets and flooring often hide it until demolition.

Why it's common here

Drywood termites are widespread throughout Los Angeles. Subterranean termites go after older raised-foundation homes, which are common in Pasadena, Altadena, Glendale and Alhambra. Add decades of small dishwasher and faucet leaks, and the wood under a 1950s sink base can be soft enough to push a screwdriver through. Because LA's dry climate keeps exposed surfaces looking fine, homeowners rarely see the damage until we pull the old cabinets and find framing that needs sistering or replacement before new work can go in.

Signs you'll notice
  • Soft or spongy floor near the sink or dishwasher
  • Small piles of pellet-like droppings (frass)
  • Hollow-sounding baseboards or trim
  • Peeling or bubbling paint low on walls
  • Cabinet bases that sag or won't stay level
  • Discarded insect wings near windows
Local patterns

We find this most in raised-foundation Craftsman homes in Altadena and Pasadena's Bungalow Heaven, and in Spanish Revival homes in Alhambra and Burbank. Termite swarms peak in spring and late summer through fall.

Our fix: We expose and document the damage, coordinate termite treatment, sister or replace the affected framing and subfloor, and add leak-detection-friendly details before the new cabinets go in.

Outdated Electrical That Can't Power a Modern Kitchen Serious

This covers undersized 60–100 amp panels, knob-and-tube or ungrounded wiring, and kitchens without the dedicated circuits current California code requires. Induction ranges, double ovens and modern appliances simply overload them.

Why it's common here

Most of LA's housing went up before modern kitchen loads existed. Federal Pacific and Zinsco panels still turn up in Valley and Southeast LA ranch homes. Current code calls for two or more 20-amp small-appliance circuits plus dedicated lines for the dishwasher, disposal and microwave, with GFCI and AFCI protection. Electrification reach codes in Santa Monica, Pasadena, Burbank, Culver City and West Hollywood, along with the City of LA's all-electric new-construction rules, are pushing more households toward induction. That usually means a panel upgrade.

Signs you'll notice
  • Breakers trip when the microwave and toaster run together
  • Lights dim when appliances start
  • Two-prong outlets or no GFCI outlets near the sink
  • Warm outlet covers or a burning smell
  • Federal Pacific or Zinsco panel label
  • Extension cords used for countertop appliances
Local patterns

This is very common in 1940s–60s tract homes in Downey, El Monte, Huntington Park and Van Nuys, and in pre-war bungalows in Glendale and Altadena. Dingbat condos in West Hollywood often have small subpanels with no room to add circuits.

Our fix: We assess the load, upgrade the panel where needed, run code-compliant dedicated circuits with GFCI/AFCI protection and Title 24 LED lighting, and pull permits with the right jurisdiction.

Unanchored Cabinets and Heavy Stone: A Seismic Hazard Serious

These are upper cabinets hung on drywall anchors, tall pantry units that aren't tied to studs, and heavy quartz or marble slabs on weak supports. In an earthquake, they can come down or tip over.

Why it's common here

The 1971 Sylmar and 1994 Northridge earthquakes showed how quickly kitchens become dangerous: cabinets flying open, refrigerators walking across the floor, water heaters tipping. A lot of DIY and budget installs across LA still skip proper stud anchoring. Today's popular materials, like 3cm quartzite, oversized islands and open shelving loaded with dishes, add serious weight. Water heaters must be seismically strapped under state law, but older installs often aren't.

Signs you'll notice
  • Upper cabinets that shift when you pull on them
  • No positive latches on cabinet doors
  • Open shelving mounted with plastic anchors
  • Unstrapped or loosely strapped water heater
  • Tall pantry or fridge with no anti-tip restraint
  • Cracked grout lines beneath heavy countertops
Local patterns

This shows up everywhere, but it's especially common in rental and flipped properties in Inglewood, Montebello and the Valley. In expansive-clay areas of the Valley and basin, slab movement also cracks large-format tile and stone.

Our fix: We anchor cabinets to studs with structural fasteners, install positive-catch latches, specify the right countertop supports and appliance restraints, and strap water heaters to code.

Underpowered Ventilation, Grease Buildup and Smoke Contamination Moderate

This is a range hood that can't capture smoke and grease from real cooking, often a recirculating microwave hood. It leads to sticky cabinets, lingering odors and poor indoor air quality. Wildfire smoke residue causes a similar problem.

Why it's common here

Wok cooking and high-heat frying are everyday cooking in Alhambra, Temple City, El Monte and across the San Gabriel Valley. They need high-CFM hoods with proper makeup air, and most postwar kitchens never had that. ASHRAE 62.2-based exhaust rules now apply to substantially altered homes. During Santa Ana season, smoke and fine dust come indoors, and after the 2025 Eaton Fire many Altadena and foothill homes still have ash residue in their cabinets and ducting.

Signs you'll notice
  • Tacky film on cabinet tops and walls
  • Smoke alarms go off during normal cooking
  • Odors that linger for hours
  • Hood fan is loud but barely moves air
  • Discolored ceiling above the range
  • Ash or smoke smell inside cabinets after a fire
Local patterns

We see this most in San Gabriel Valley homes in Alhambra, Temple City and El Monte, in multigenerational households in Montebello and Glendale, and in smoke-affected properties in Altadena and the Pasadena and Burbank foothills.

Our fix: We size and duct an exterior-vented hood to fit how you cook, add makeup air where it's required, choose grease-resistant surfaces, and clean or replace smoke-contaminated materials.

Cracked, Swollen or Peeling Cabinets from LA's Climate Moderate

This is cabinetry that's failing because of moisture or dryness. MDF and particleboard boxes swell near the coast. Painted shaker doors crack at the joints inland. Thermofoil peels near ovens.

Why it's common here

The marine layer in Santa Monica and Culver City keeps humidity high and carries salt that corrodes hinges and pulls. Low-grade particleboard soaks up that moisture and swells, especially around sinks. Thirty miles inland, Burbank, Pasadena and Van Nuys swing from cool mornings to 100°F afternoons with very dry air. Wood moves, and painted rail-and-stile joints crack. Santa Ana winds make it worse. Builder-grade cabinets were never made for either extreme.

Signs you'll notice
  • Hairline cracks at shaker door corners
  • Swollen, bubbled edges on sink base panels
  • Rusted or stiff hinges and drawer slides
  • Peeling thermofoil near the range or dishwasher
  • Doors that no longer close flush
  • Delaminating shelf edges
Local patterns

Coastal swelling and corrosion are typical in Santa Monica, Culver City and Westside condos. Cracked paint and warped doors are typical in Valley and foothill homes in Burbank, Glendale, Studio City and Pasadena.

Our fix: Depending on what's sound, we reface, refinish or replace the cabinets, using plywood boxes, climate-appropriate finishes and marine-grade or stainless hardware near the coast.

Hard-Water Scale on Faucets, Sinks and Appliances Minor

This is mineral buildup from LA's moderately hard to hard water. It clogs aerators, coats dishwasher interiors, shortens the life of ice makers and instant-hot dispensers, and leaves white spotting on dark sinks and glossy finishes.

Why it's common here

Los Angeles relies on imported Colorado River and State Water Project water, which carries a lot of dissolved calcium and magnesium. Over a few years that adds up to crusty aerators, low faucet flow, cloudy glassware and dull spots on black composite sinks and polished stone. Since California already caps kitchen faucets at 1.8 gpm, any extra loss of flow from scale is easy to notice.

Signs you'll notice
  • White crust on faucet aerators
  • Faucet flow weaker than when it was new
  • Spotty glassware after the dishwasher runs
  • Chalky film on dark sinks
  • Ice maker producing small or cloudy cubes
  • Dripping cartridge in the faucet
Local patterns

We see it in virtually every service area. It's most noticeable on dark sinks and matte-black fixtures, which are popular in modern remodels in Studio City, Glendale and Downey.

Our fix: We repair or replace fixtures, recommend scale-tolerant finishes and sink materials, and plan space and plumbing for a softener or under-sink filtration system.

Remodeller

Trusted Home Remodeller in Los Angeles, CA

Many Los Angeles homes were built long before open floor plans, modern electrical loads or current seismic standards. A 1920s Craftsman in Highland Park, a postwar ranch in Van Nuys and a dingbat condo in West Hollywood can each hold surprises once the walls come open: galvanized supply lines, undersized panels, termite-damaged framing or asbestos in old flooring mastic. Prestige Kitchen Remodeling of Los Angeles brings the design-forward approach we're known for to work beyond the kitchen. That includes opening load-bearing walls into living and dining spaces with engineered beams, building compact kitchens for ADUs and garage conversions, and updating nearby rooms so the whole floor flows. We plan around the permit path for your address, whether that's LADBS, a city department like Pasadena's or Santa Monica's, or LA County for Altadena. For condo projects, we also work within HOA rules on work hours and insurance certificates.

  • Opening up kitchen, living and dining areas, including engineered beams where load-bearing walls are involved
  • Compact, efficient kitchens and kitchenettes for ADUs, junior ADUs and garage conversions
  • Updating outdated systems found behind the walls, like galvanized pipes, ungrounded wiring and undersized panels, during the remodel
  • Lead-safe work practices for pre-1978 homes and proper handling of suspected asbestos materials
  • Permit planning for LADBS, independent city building departments and LA County jurisdictions
Cabinet maker

Custom Cabinet Maker in Los Angeles, CA

Southern California's split climate is hard on cabinets. Near the coast in Santa Monica and Culver City, marine-layer moisture can swell low-grade particleboard and corrode hinges and pulls. In Burbank, Glendale and the Valley, triple-digit heat and dry Santa Ana winds can crack the painted joints on shaker rails and stiles. Prestige Kitchen Remodeling of Los Angeles designs and builds custom cabinets with those conditions in mind, choosing materials, finishes and hardware that suit where your home sits. Because this is earthquake country, we anchor upper cabinets, tall pantry units and open shelving to studs. We also enjoy reworking period details, like butler's pantries and built-in hutches in Craftsman bungalows or arched niches in Spanish Revival homes in Los Feliz and Hancock Park. When old cabinets come out, we check behind them for slow-leak and termite damage to the framing and subfloor before anything new goes in.

  • Custom cabinets built from stable materials suited to coastal humidity or dry inland heat
  • Hardware and finishes chosen to resist salt-air corrosion near the coast
  • Upper cabinets, tall pantries and open shelving anchored to studs for earthquake safety
  • Restored or reinterpreted butler's pantries, hutches and built-ins for historic homes
  • Inspection for leak and termite damage behind old cabinets before installation
Bathroom Renovator

Expert Bathroom Renovator in Los Angeles, CA

LA bathrooms hide many of the same problems as kitchens. In pre-1970s homes, pulling out old tile often uncovers galvanized supply lines, cast-iron drains and rot from decades of slow leaks. Drywood termites go after framing across the basin. Hard imported water scales showerheads and faucets and spots glass and dark fixtures. Prestige Kitchen Remodeling of Los Angeles brings the same high-end design and attention to detail to bathroom renovations, whether that means preserving colorful glazed tile in a 1930s Spanish Colonial or modernizing a cramped bath in a Mid-City duplex. We can recommend filtration or water softening and choose finishes that hold up to mineral spotting and coastal salt air. On slab foundations in the Valley and Southeast LA, where expansive clay soil can shift and crack large-format tile, we plan the layout and prep the tile base with that in mind. For condos, we follow HOA rules on work hours, riser shutoffs and sound-rated underlayment.

  • Replacing outdated galvanized and cast-iron plumbing found during demolition
  • Fixtures and finishes that resist hard-water scale and salt-air corrosion
  • Tile layout and base preparation suited to slab foundations prone to soil movement
  • Preserving or reinterpreting original period tile in Spanish Revival and Craftsman homes
  • Condo work that follows HOA rules on work hours, shutoffs and sound-rated underlayment
Countertop contractor

Premium Countertop Contractor in Los Angeles, CA

The right countertop has to suit both your style and your location. Heavy stone slabs need solid cabinet support and secure installation in a region shaped by the Sylmar and Northridge earthquakes. On Valley slab foundations prone to clay-soil movement, careful support and leveling help prevent stress cracks. Inland heat and dry Santa Ana air can split solid-wood tops and butcher block that aren't sealed and maintained, and LA's hard water leaves mineral spots on glossy and dark surfaces. Prestige Kitchen Remodeling of Los Angeles helps you compare quartz, natural stone, solid surface and wood based on how you cook and clean. Many projects start by tearing out original 1950s tile counters in Sherman Oaks or North Hollywood ranch homes. We handle that demolition carefully, since older mastics and backings may contain asbestos. Like-for-like countertop replacement often doesn't need a permit, but rules vary by city, and we'll confirm the requirements for yours.

  • Quartz, natural stone, solid surface and butcher block options matched to your lifestyle
  • Proper support and secure installation for heavy stone slabs in earthquake country
  • Sealing and care guidance for wood and stone exposed to dry inland heat and hard water
  • Careful removal of original tile countertops, with attention to possible asbestos in older materials
  • Checking permit requirements for your city before work begins
Transparent Pricing

How Much Does a Kitchen Remodel Cost in Los Angeles?

LA kitchen remodels cost more than the national average. Labor rates are high, permit fees vary by city, and older homes often need system upgrades. These are the factors that drive your price, followed by realistic ranges for local projects.

Typical Project

Cabinet Refacing and Countertop Refresh

Downey or Huntington Park ranch home, about 120 sq ft. Existing layout stays. New doors and veneer, quartz counters, backsplash and faucet.

$15,000 – $30,000
Typical Project

Condo or Galley Kitchen Remodel

West Hollywood or Santa Monica condo, 80–110 sq ft. New semi-custom cabinets, quartz, tile, LED lighting, new circuits and sound-rated flooring, plus HOA coordination.

$40,000 – $75,000
Typical Project

Mid-Range Full Remodel with System Upgrades

Burbank or Alhambra 1920s–50s home, 150–200 sq ft. New cabinets, stone counters, flooring, plumbing and electrical updates, panel upgrade and vented hood.

$75,000 – $130,000
Typical Project

Luxury Open-Plan Renovation

Pasadena, Beverly Hills or Studio City home. Load-bearing wall removed with an engineered beam, custom cabinetry, large island, quartzite, pro appliances and high-CFM ventilation.

$140,000 – $275,000+
Scope and Layout Changes Primary Factor

Keeping the existing layout is the biggest money-saver. When the sink, range and fridge stay put, plumbing and gas work stays simple. Moving walls, adding an island with a sink, or opening the kitchen to the living room adds structural engineering, possibly a beam, and more permit review. In slab-on-grade homes in the Valley and Southeast LA, relocating plumbing means cutting concrete, which can add several thousand dollars compared with a raised-foundation home.

Cabinetry Choice Primary Factor

Cabinets often make up 30–40% of the budget. Refacing or refinishing sound boxes costs far less than replacing them. Semi-custom cabinets cost less than fully custom ones, but custom work is often worth it for out-of-square plaster walls in 1920s homes or awkward galley footprints. Box material matters too. Plywood holds up better than particleboard in coastal humidity, and finish quality determines whether painted doors crack in inland heat.

Hidden Conditions and System Upgrades Major Factor

Pre-1970s LA homes often need galvanized pipe replacement, new dedicated circuits, panel upgrades, or termite and water-damage repair. A panel upgrade for induction or added appliances commonly runs $3,000–$6,000 or more. Lead-safe work practices and asbestos abatement add cost in pre-1978 homes. We look for these conditions upfront so they show up in your proposal instead of as change orders.

Countertops, Appliances and Finishes Major Factor

Material choices can swing a budget by tens of thousands of dollars. Quartz and granite fall in the middle, while quartzite and marble cost more and need stronger support. Pro-style ranges may need a larger gas line or a 50-amp circuit. A high-CFM hood with makeup air for wok cooking costs more than a basic hood, but it's the right investment for heavy-cooking households.

Jurisdiction, Permits and Access Secondary Factor

Permit and plan-check fees differ between LADBS, LA County and each city's building department. Condos add HOA requirements like elevator reservations, insurance certificates and sound-rated underlayment. Limited parking and dumpster permits in dense areas like West Hollywood and Santa Monica can add logistics costs and time.

Financing is available on qualifying projects, so you can spread the cost of your remodel into manageable payments. Ask about options during your consultation. A well-built kitchen is one of the most valuable upgrades in LA's competitive housing market. Replacing outdated wiring, failing pipes and unanchored cabinets also protects your home and family for decades.

Local Expertise

Why Kitchen Remodeling in Los Angeles Takes Local Know-How

LA packs coastal fog, inland heat, earthquake faults, century-old housing and more than a dozen permit offices into one service area. The best kitchen for Santa Monica isn't the best kitchen for Van Nuys. These are the local factors that shape what we recommend, and why.

Microclimates, Earthquakes and Hard Water

Downtown LA gets only about 14–15 inches of rain a year, and nearly all of it falls between November and March. Even so, conditions change a lot across the region. Summer highs in Santa Monica and Culver City mostly stay in the 70s, but the marine layer and salt air corrode hardware and swell low-grade MDF cabinets. Van Nuys, Burbank, Pasadena and El Monte routinely see mid-90s to 100°F+ heat. That heat cracks the painted joints on shaker doors and dries out butcher block. From October through January, Santa Ana winds push humidity into the single digits and carry dust and smoke indoors. LA's imported Colorado River and State Water Project water is moderately hard to hard, so it scales faucets and dishwashers. And because this is one of the most seismically active urban regions in the country, every upper cabinet, tall pantry and stone slab we install is anchored with the next Northridge-size quake in mind.

A Housing Stock Built in Layers

Most LA kitchens are decades old. Craftsman bungalows from 1900–1920 in Pasadena, Altadena and Glendale have small enclosed kitchens with butler's pantries and breakfast nooks that many owners want to keep. Spanish Revival homes from the 1920s and '30s in Burbank, Alhambra and Beverly Hills have plaster walls, arched openings and glazed tile. Postwar ranch homes in Downey, Huntington Park, Cudahy and the Valley usually have closed galley or U-shaped kitchens on slab foundations, which makes moving plumbing harder. Dingbat apartments in West Hollywood and Santa Monica have tight galley kitchens. Behind the walls of pre-1970s homes we regularly find galvanized supply lines, cast-iron drains, knob-and-tube wiring, undersized or Federal Pacific panels, lead paint and asbestos mastic. We budget for these conditions from the start so they don't turn into surprises halfway through.

Permits, Codes and Patchwork Jurisdictions

Within the City of LA, including Van Nuys and Studio City, permits go through LADBS. Beverly Hills, Santa Monica, Pasadena, Glendale, Burbank, Downey, Fullerton and others run their own building departments. Altadena, Temple City and Cudahy fall under LA County. Any work involving electrical, plumbing, gas or wall changes needs a permit. California code also calls for GFCI and AFCI protection, at least two 20-amp small-appliance circuits, LED lighting under Title 24, and kitchen faucets limited to 1.8 gpm. Several cities have adopted electrification reach codes. Older homes add lead-safe RRP practices and SCAQMD Rule 1403 asbestos rules, and the city's 35+ HPOZs can require design review for window changes. Condo HOAs set their own rules too, including work hours and sound ratings for underlayment.

How LA Households Really Cook and Live

Families in the San Gabriel Valley often do serious wok and high-heat cooking, and they need hoods rated for it. In Glendale and Montebello, multigenerational households want double ovens and extra refrigeration. Westside condo owners are trying to get the most out of 80 square feet. Since the 2025 Eaton Fire, Altadena homeowners have been rebuilding to current code or cleaning up smoke damage while working through insurance claims. Trades are stretched thin across the region, and cabinet lead times have grown. Planning early makes a real difference to your schedule.

The Prestige Kitchen Remodeling of Los Angeles Difference

Why LA Homeowners Choose Prestige Kitchen Remodeling

Remodeling Los Angeles Kitchens Since 2005

We've been remodeling kitchens in the LA area since February 2005. In that time we've worked in Craftsman bungalows, Spanish Revival homes, postwar ranches, dingbat condos and modern hillside homes. That experience helps us predict what's behind the walls before demolition starts: galvanized pipe in a Downey ranch, termite damage under an Altadena sink, plaster walls that won't hold a cabinet line straight in an Alhambra Spanish Revival. Knowing the local housing stock means fewer surprises, better budgets and kitchens that fit the character of your home.

Bonded and Insured: Real Protection for You

Unlicensed-contractor scams are a known problem in Los Angeles. They especially target fire survivors and older homeowners. Prestige is bonded and insured, so you're protected if something goes wrong on the job. We'll provide our bond and insurance documentation whenever you ask, and we encourage you to verify credentials for any contractor you're considering. Our home-improvement contracts are written in plain language with clear payment milestones, so you always know what you're paying for and when.

High-End Design Without Losing Function

A good kitchen has to look great and work hard. Our design process starts with how you live. We ask whether you stir-fry at high heat every night, host big family gatherings, need accessible counters, or are getting a home ready to sell. Then we pair timeless style with practical choices: hoods sized to your cooking, surfaces that resist grease and hard-water spotting, and storage planned around the way you actually use your kitchen. The result is a kitchen that impresses guests and is easy to live with.

Honest, Transparent Pricing

In older LA homes, hidden conditions are the main reason budgets blow up. We inspect thoroughly before quoting, and we itemize the proposal so you can see where your money goes. Where risks are likely, like an aging panel, cast-iron drains or a sink base we suspect is rotted, we tell you upfront and build in realistic allowances. If we find something unexpected, we document it with photos and explain your options before any extra work begins.

Built for Earthquakes, Coastal Air and Valley Heat

A kitchen in Santa Monica faces different conditions than one in Van Nuys, so we don't use the same specs for both. Every cabinet is anchored to studs, heavy stone gets proper support, and appliances and water heaters are restrained for seismic safety. Near the coast, we specify corrosion-resistant hardware and moisture-stable plywood boxes. Inland, we choose finishes and wood species that handle 100°F days and dry Santa Ana winds. These details aren't always visible, but they decide how long your kitchen lasts.

Permit Navigation Across a Dozen-Plus Jurisdictions

A remodel in Studio City goes through LADBS. One in Altadena goes through LA County, and Beverly Hills, Pasadena and Fullerton each run their own departments with different rules and reach codes. We handle permit documents, inspections and code requirements for you, including Title 24 lighting, GFCI/AFCI circuits, ventilation, faucet flow limits and electrification rules. We also coordinate HOA approvals, HPOZ considerations and condo logistics, so the paperwork doesn't hold up your project.

Flexible Financing for Your Dream Kitchen

A quality kitchen remodel is a major investment, and you shouldn't have to compromise on materials or skip necessary upgrades like a panel replacement just to make the numbers work. We offer financing on qualifying projects, so you can spread the cost into manageable payments and build the kitchen you actually want. We'll walk through the options during your design consultation so you can make a decision that fits your budget.

Simple & Transparent

Our Kitchen Remodeling Process

Remodeling problems usually come from surprises: hidden damage, delayed permits, and schedules that keep slipping. Our five-step process is built to find those issues early so your remodel stays on track.

Consultation and On-Site Assessment

Week 1, about a 60–90 minute visit
  • Discuss your goals, cooking style, budget and timeline
  • Measure the space and photograph existing conditions
  • Check the electrical panel, plumbing type, ventilation and visible framing
  • Flag likely lead, asbestos or termite concerns in older homes

Local note: We identify your jurisdiction (LADBS, LA County or your city's building department) and any HOA, HPOZ or rent-stabilization rules that apply.

Design, Selections and Transparent Proposal

Weeks 2–4
  • Layout drawings and cabinet elevations
  • Material, appliance and fixture selections
  • Itemized proposal with allowances for likely hidden conditions
  • Financing options reviewed if you want them

Local note: We plan materials for your microclimate: coastal hardware near the ocean, heat-tolerant finishes inland, and scale-resistant fixtures everywhere.

Permits and Pre-Construction

2–8+ weeks, depending on the jurisdiction
  • Prepare and submit permit documents
  • Order cabinets, counters and long-lead appliances
  • Schedule trades and set up a temporary kitchen if needed
  • Confirm HOA approvals, parking and dumpster permits

Local note: Plan-check times vary a lot between LADBS, Pasadena, Beverly Hills and the County. Fire-rebuild demand has also stretched cabinet lead times.

Construction with Dust Control

Typically 4–12 weeks
  • Containment barriers and floor protection
  • Demolition, then rough plumbing, electrical and framing repairs
  • Inspections, followed by drywall, cabinets, counters and tile
  • Regular progress updates from your project lead

Local note: We follow lead-safe RRP practices, AQMD asbestos rules, seismic anchoring for cabinets and appliances, and local noise-ordinance work hours.

Final Walkthrough and Handoff

Final week
  • Final building inspection and sign-off
  • Punch-list walkthrough with you
  • Appliance, fixture and finish care guidance
  • Complete cleanup

Local note: We show you how to care for your surfaces given LA's hard water and dry Santa Ana seasons.

Questions & Answers

Los Angeles Kitchen Remodeling FAQs

How much does a kitchen remodel cost in Los Angeles?

Most LA kitchen remodels fall between about $40,000 and $130,000. Refacing-and-countertop refreshes can start around $15,000, and luxury open-plan renovations often run past $140,000. Where you land depends on whether the layout changes, what cabinets and countertops you choose, and what turns up in an older home, such as galvanized pipes, an undersized electrical panel or termite damage. Permit fees and condo logistics also vary by city. We give you an itemized proposal after an on-site assessment, with realistic allowances for likely hidden conditions, and financing is available on qualifying projects.

How long does a kitchen remodel take?

Plan on about 3–6 months from first consultation to finished kitchen for a full remodel. Construction itself usually takes 4–12 weeks. Design and selections take 2–4 weeks. Permitting can take anywhere from a couple of weeks to two months or more depending on whether you're with LADBS, LA County or a city like Pasadena or Beverly Hills. Cabinet and appliance lead times have stretched since the 2025 fires, so ordering early matters. A refacing or countertop-only project can often wrap up in one to two weeks. We give you a written schedule and update it as the work progresses.

Do I need a permit to remodel my kitchen in LA?

If your remodel involves electrical, plumbing, gas or mechanical work, moving walls, or new windows, yes. A like-for-like cosmetic swap of cabinets and countertops often doesn't need one, but the rules vary by jurisdiction. The City of LA, including Van Nuys and Studio City, permits through LADBS. Altadena, Temple City and Cudahy go through LA County. Burbank, Glendale, Pasadena, Santa Monica, Downey, Fullerton and others have their own departments. Homes in historic overlay zones may need design review for window changes. We figure out exactly what your project needs and handle the paperwork and inspections.

Can I keep my gas range, or do I have to switch to induction?

In most existing-home remodels, you can keep or replace a gas range. The City of LA's all-electric rule and the reach codes in Santa Monica, Culver City, Burbank, Pasadena and West Hollywood mainly apply to new construction, though fire rebuilds may fall under specific state and county guidance. Plenty of our clients, especially families who do high-heat wok cooking, stay with gas and add a powerful vented hood. Others switch to induction for its speed and cleaner indoor air. Induction often needs a panel upgrade, which we can assess and plan for during design.

How can I prevent problems like leaks, scale and earthquake damage in my new kitchen?

Prevention starts with the build. Replacing galvanized supply lines during the remodel removes the biggest leak risk. Anchoring cabinets to studs, adding positive-catch latches, restraining tall units and appliances, and strapping the water heater protect you in an earthquake. For LA's hard water, a softener or under-sink filter extends the life of your faucet and dishwasher and cuts down on spotting. After that, check under the sink a couple of times a year, clean aerators, reseal natural stone as recommended, and run your hood on high during heavy cooking and smoky Santa Ana days.

When should I remodel instead of just repairing my kitchen?

Remodel when the problems are systemic rather than cosmetic. Warning signs include repeated leaks or rusty water from old galvanized pipe, breakers tripping when appliances run together, two-prong outlets near the sink, soft flooring by the dishwasher, swollen or cracking cabinets, and a layout that no longer works for your household. If you have an active leak, burning smells or a Federal Pacific or Zinsco panel, deal with those right away. If it's only one worn countertop or a few tired doors, targeted repair, refinishing or refacing may be all you need.

Is cabinet refacing a good option, or should I replace my cabinets?

Refacing makes sense when your cabinet boxes are structurally sound and you're happy with the layout. It typically costs a fraction of replacement and takes days instead of weeks. Many original plywood boxes in 1950s Downey and Huntington Park ranch homes are perfect candidates. Replacement is better if the boxes are swollen from coastal moisture or leaks, damaged by termites, poorly anchored, or if you're changing the layout. We inspect the boxes before recommending either one, so you don't put new doors on cabinets that are failing.

Do you help with Altadena fire rebuilds and smoke-damaged kitchens?

Yes. Since the January 2025 Eaton Fire, many Altadena and Pasadena or Burbank foothill homeowners need either a completely new kitchen as part of a rebuild or remediation of smoke and ash contamination in a house that survived. We design kitchens to current energy and fire codes, help you weigh gas against induction under the applicable guidance, and give you detailed documentation that's useful for insurance. Scams aimed at fire victims are common, so always confirm a contractor's credentials. Prestige is bonded and insured, and we'll gladly show you our documentation.
